A lease agreement with a peasant farm enterprise (KFKh), an agricultural cooperative or an agribusiness. The lessee farms the land and files declarations in their own name. Registration with Rosreestr (for terms of 1 year or longer).

Permitted Use Type Change

Changing the permitted use type (PUT) within the agricultural land category — for example, from "arable land" to "fodder production". Through the local administration. A fit when actual use diverges from the entry in USRN.

Land Category Conversion

Conversion from agricultural land into land of populated areas or industrial land via the regional government of the constituent entity of the Russian Federation. A long procedure, but, when successful, a several-fold uplift in plot value.

⭐ The most profitable region is the Moscow Region, especially for plots adjacent to populated areas.

S-5 · Sale

Sale to Co-owners or Agribusiness

A transaction respecting the pre-emptive right (Article 8 of 101-FZ). Notice to the constituent entity of the Russian Federation and to other co-owners. 30 days to exercise the pre-emptive right. Properly executed through a notary.

Administrative Court Challenge

A claim under Chapter 22 of the Code of Administrative Procedure of the Russian Federation when procedural violations by the empowered authority have been identified. The limitation period is 3 months from the date of receipt of the notice. Lawyer representation is mandatory.

All personal data is stored in Yandex Cloud (Russian Federation jurisdiction). Passport details are stored as a SHA-256 hash with a per-user salt. The target information security class is IS Class 2 under Federal Law 152-FZ. Consents are collected separately by processing purpose. Account deletion on request — within 30 days.

⚖ Legal correctness

All document templates are reviewed by an accredited lawyer before release. The B-3 legality memorandum is approved before the first transaction. There are no "grey" workarounds — only what is directly permitted by the legislation of the Russian Federation.

📊 Diagnostics accuracy
